Access Card Administration

MPS manages a database of over 8,000 monthly parking cards. Each request for monthly parking undergoes a multi-stage approval process prior to issuance. For each monthly customer, the assigned location is based on availability, cost, and client policy.

Facility Policy Administration

MPS acts in accordance with corporate and facility policies for Renaissance Center and Millender Center, and lease parking locations established by the GM Worldwide Facilities Group and Hines International Limited Partnership, Inc. (HILP). These policies involve assignment of parking locations, reassignments based on occupancy, and access deletion for customers not using their parking.

On-Campus Shuttle Service

MPS monitors, supervises, and negotiates contracts for shuttle bus providers used to transport resident employees between their parking locations and the office towers. This includes screening assigned drivers, establishing the schedule for service, monitoring performance, and coordinating with the provider for special needs.

Accounts Receivable

Customers or their corporate representatives are invoiced monthly for their monthly parking spaces. When payments are not received within 30 days of the date of the invoice, access is removed until the respective accounts are brought current. Multiple occurrences of delinquency may result in permanent discontinuance of access.

Market Analysis

MPS annually analyzes the area’s public and private parking operations offering monthly parking services. The analysis includes rates, availability, number of spaces, and utilization. We use this information to help set rates and plan future parking offerings.

Insurance Claim Coordination

MPS coordinates insurance claims for facilities, equipment, and visitor-related matters. We carry Garage Keepers insurance for general liability. MPS follows insurance claims from initiation to completion, and coordinates with those making the claim and the various insurance carriers to ensure closure to all claims.

Facility Management

MPS identifies and documents overall facility conditions and maintenance needs based on comprehensive weekly walk-through inspections. Feedback from operations and facilities personnel is also compiled in the inspection reports. Separate report forms are used for daily observations of required maintenance.
